Maintenance & Repairs
Although there are many different designs of fire dampers, they generally contain a fusible link or thermal element which activates when the temperature within the compartment exceeds the designated ambient temperature level. The excessive heat melts the link, triggering the damper to close and form a secure fire barrier within the compartment. This helps to localise an outbreak of fire and prevent it from spreading through the ductwork to the rest of the building.
Nowadays, many of these components are fully automated, and rely on an electronic actuator to shut the damper at the very moment a fire alarm is triggered.
Regardless of their design, we commonly find multiple issues during fire damper inspections, including incorrect fixings, damaged or missing fire stopping around the damper, and disalignment with the designated fire compartment wall. Legal Compliance
In accordance with the current fire safety regulations and building codes, it is a legal requirement that all fire dampers must undergo regular testing and maintenance, undertaken by qualified professionals. Failure to adhere to these codes and regulations can result in costly fines and legal complications.
BS9999:2017 Annex W1 states that spring-operated and automated fire dampers must be tested at least once per annum.
Regulatory Reform (Fire Safety) Order 2005 Section 17 stipulates that all fire protection systems and elements of fire compartmentation should be subject to routine maintenance to ensure that they are in good working order.
The Health & Safety & Welfare at Work 1999 Act, Regulations 5 & 6 stipulate regular inspection, cleaning and maintenance of ductwork systems and in compliance with the Fire Safety regulations.
All tests carried out by IHSL’s qualified technicians are performed in accordance with BESA Technical Bulletin 001.
